How EMI is calculated
Most banks use the standard reducing-balance formula: EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the amount financed, r is the monthly rate (yearly rate ÷ 12 ÷ 100) and n is the number of months. In the early years a larger part of each instalment goes towards interest; later, more goes towards the principal.
Tips before you take financing
- A bigger down payment reduces both your instalment and the total extra cost.
- A shorter tenure means higher instalments but much less total cost.
- Ask the bank about processing fees, insurance and early-settlement charges — they are not included here.
- Try to keep all your instalments below about one-third of your monthly income.
Note for Muslim readers: interest (riba) is prohibited in Islam. Many banks offer Islamic financing such as Ijarah and Diminishing Musharakah; their monthly rental can be estimated with this tool using the bank’s profit rate.
